Developable SF: 100,000 to 120,000 SF
Zoning: Industrial that permits Outdoor Storage
Total Development Costs: $20 M - $40 M
Square Feet: 100,000 to 120,000 SF
Deal Size: $10 M - $40 M
Column Spacing: 40’ or 60’ in one column line of the building (preferably the long direction)
Clear Height: 28’ minimum prefer to be 32’
Divisibility: Prefer the building is suitable for multi-tenanting (i.e. it’s easily divisible)
Office: Less than 3% of Square Footage
Sprinkler System: ESFR
Construction Type: Concrete/Tilt wall preferred but will consider Masonry or Quality Metal Builds
Zoning: Warehouse, Distribution that permits Outdoor Storage
